An Illinois building contractor plans to build 160 residential units on the south side of downtown Kenosha. The apartments would be developed in two separate projects: the 101-unit Simmons Terrace at 5939 7th Avenue and the 59-unit Theater Terrace at 5929 6th Avenue, according to city documents. The development areas are across 60th Avenue, north of 60th Street and east of Library Park. Woodview Group LLC, based in Gilberts, Illinois, is the project developer. The Woodview Group is led by Mark Ebacher, President and Manager of Interstate Partners LLCIllinois office. He did not respond immediately to a request for comment. Ebacher also develops the Apartments on the lake terrace in downtown Kenosha, southeast of Fifth Avenue and 59th Street. Steven Perry Smith Architects Inc. of Milwaukee is the project designer for Simmons Terrace and Theater Terrace. Simmons Terrace would be five stories high and a total of 173,421 square feet. It would have an underground car park on one level, plus additional parking spaces and a rental office on the first floor. Theater Terrace, meanwhile, would be four stories high and a total of 81,987 square feet. The ground floor would also have indoor parking, a rental office and common areas. Both buildings would contain a mix of studios, one- and two-bedroom units. Both buildings are equipped with a fitness room, a common room and an outdoor terrace on the second floor.

Two buildings would be demolished to make way for Simmons Terrace, including a branch of BMO Harris Bank and a smaller commercial building. A small apartment building would be demolished for the theater terrace. Woodview Group will present conceptual plans for both housing projects to the city’s planning committee on Thursday evening. The Commission will only review the plans and provide feedback and not take a formal vote.
